Sizzling into Summer: Whatcom County Market Update – May 2025

Summer is officially here in Whatcom County, and so is a shift in the real estate market! Whether you’re planning backyard BBQs or beach days, it’s also a great time to check in on how the local housing market is heating up—or cooling off—in your neighborhood.

Here’s a quick snapshot of where we stand as of May 2025:

🏡 Residential Highlights:

  • New Listings are up 15.4% compared to this time last year, giving buyers more options than we’ve seen in a while.

  • Pending Sales jumped 17.3%, showing demand is still strong even as inventory grows.

  • Closed Sales were nearly steady, dipping just slightly by 2.7%, and Days on Market held firm at just 30.

  • Median Sales Price dipped a bit to $634,500 (down 2.4%), but the average sales price inched up 1.3% to $726,408.

  • Perhaps most interesting? Inventory rose over 42%, and months of supply is now at 3.9 months—the most balanced we’ve seen in a while!

🏢 Condo Market Update:

  • A burst of activity here too: New Condo Listings are up a whopping 43%, with Pending Sales climbing over 51%!

  • The Median Price came down slightly to $405,000, but the average price held steady.

  • With inventory nearly doubling, condo buyers now have a lot more to choose from.

📈 What Does It All Mean?
We’re seeing a more balanced market emerging—great news for buyers who’ve been feeling the squeeze the past few years. At the same time, sellers can still feel confident, especially with homes still selling near (or above) list price and strong buyer demand continuing into summer.
